Choose from one of our three lettings services – or we’ll be more than happy to tailor something to suit your specific needs: Tenant Find Service: We will: Advise you on your property’s likely rental value Up to date letting advice Marketing & advertising your property on leading portals such as Rightmove, Zoopla & Primelocation Accompany prospective tenants on all viewings Provide you with feedback Once we’ve found potential tenants we’ll: Compile and check references Obtain proof of employment or funds Carry out credit checks Prepare the tenancy agreements Check- in of tenants Further services, subject to additional fees (see below), are available at this level of service, which include: Arranging for an independent specialist to prepare an Inventory and Schedule of Condition and carry out a formal check in of your new tenants on the day they move in. Arrange any pre tenancy inspections that are necessary, such as a gas & electrical safety checks, Energy Performance Certificate. FEES: 2 weeks rent for 6 or 12 month tenancy agreements, subject to a minimum fee of £375.00 _____________________________________________________________________________________________________ Part-Managed Service: For landlords who want to manage any repairs or maintenance to their property, but don’t want the hassle of protecting deposits, collecting rent and renewing tenancies the Part Managed Service provides in addition to the Tenant Find Service (above) the following: Protect the deposit with our accredited scheme, The Deposit Protection Service (additional £55.00) Collect rent and forward it to you monthly by bank transfer Send you your monthly statement Send renewal or termination notices to tenants at the end of the tenancy Arrange annual safety certificates for gas and electrical installations if requested Update you on legislation changes With this service we would normally give tenants your contact details for repairs etc. and our details for other enquiries. Further services, which will be subject to additional fees (see below), include: Arranging for an independent specialist to prepare an Inventory and Schedule of Condition. FEES: 8% of monthly rent Additional £190.00 Initial Administration Fee for all new tenancies: This covers tenancy agreement, check-in of tenants, accompanied viewings. _____________________________________________________________________________________________________ Fully Managed Service: This is for landlords who want us to take care of absolutely everything. Our Fully Managed Service in addition to the Part Managed Service, includes the following: During the tenancy, we will: Handle problems or questions from your tenants 24/7 Arrange any maintenance or repairs necessary, using professional and trusted local contractors. Update you on any new legislation. Carry out property inspections, complete with a written report where appropriate. At the end of the tenancy we’ll: Send renewal or termination notices to tenants. Complete a thorough check-out inspection as an independent view on any damages or dilapidations. Oversee the return of deposits and any correspondence with the tenancy deposit scheme. Arrange any cleaning or maintenance and check it afterwards. Further services, which will be subject to additional fees, include: Arranging for an independent specialist to prepare an Inventory and Schedule of Condition. Arrange any pre tenancy inspections that are necessary, such as a gas & electrical safety checks, Energy Performance Certificate (EPC). FEES: 10% of monthly rent Additional £190.00 Initial Administration Fee for all new tenancies: This covers tenancy agreement, check-in of tenants, accompanied viewings. PLEASE NOTE: We offer special rates for landlords with more than one property or alternatively CALL US TODAY to find out how to pay 0% monthly management fees. Additional Fees: Energy Performance Certificates: £85.00 Deposit Registration: £55.00 Annual Gas Safety Inspection (GSI) £85.00 Annual Boiler Service £65.00 (provided this is carried out at time of GSI) Annual Portable Appliance Testing (PAT) £85.00 (up to 10 items) Electrical Installation Condition Reports £POA Legionella Assessments £85.00 Inventory & Schedule of Condition Report £POA If we undertake to supervise any building or refurbishment works on behalf of the landlord a fee of 15% of the total cost of the contract will be charged.
