Tenant Notes and Procedures Once you have found your ideal property, the following process will occur: We will ask for the reference & administration fee of £250.00 for the first person and £100.00 for each person thereafter which enables us to hold the property for you subject to contract and satisfactory references, however this does not in any way form a contract or any obligation upon ourselves or the Landlord. The reference & administration fee covers the following: Current Landlord / Agent reference ( if your current tenancy is less than 3 years, we will also require your previous landlord/agent details as well) Employment reference Financial Credit Checks Identity, immigration and visa checks and copying. Contract negotiation ( amending and agreeing terms) Check in with the inventory and amend any details. Should the tenancy not proceed these fees are non-refundable 1. If a guarantor is required a charge of £175.00 will be charged for referencing and administration. 2. A full credit reference form must be completed by both Tenants and Guarantors (where applicable), which requires details of current and previous addresses and any relevant landlords or letting agents, employment details covering the last three years (or details of your accountant if you are self employed), we will also require proof of residency and photographic ID for each tenant. From the 1st February 2016 'Right to Rent' checks are being introduced for landlords in the UK following the Immigration Act 2014 which places new restrictions on illegal immigrants accessing private rented accommodation in the UK. Llevots Ltd will make all the necessary checks on behalf of the landlord to ensure that tenants have the right to reside. 3. Once we are in receipt of satisfactory references we will then require the security deposit equal to one and a half times the monthly rent and the first months rent. This will need to be by cash or direct transfer direct in to our account. A standing order mandate must also be completed for all subsequent rental payments. 4. On the agreed move in date we must be in possession of cleared funds and all parties wishing to occupy the property must sign the agreement before keys can be released. 5. After you have moved in Llevots will notify all gas, electric, water suppliers and submit all relevant meter readings. They will also notify the local Council Tax Department to transfer the accounts in to the new tenants name(s). You may wish to pre-arrange your telephone/ broadband connection especially if need these services from the day you move in. 6. Future rental payments will be by standing order. The rent will leave your account 3 days before it is due to enable it to reach our account on the due date. A standing order is an instruction to your bank to pay LLEVOTS LTD. They cannot be cancelled  or amended by LLEVOTS LTD once they have been set up. Only one Standing Order is acceptable for payment of rent: we cannot accept split payments. Unpaid Rent: Both reminder letters that are sent will be charged at £20.00 each letter. These will be sent at 7 days and 14 days. If the rent still remains unpaid after 21 days a solicitors letter will be sent at a cost of £110.00 7. The tenancy of the property has been granted to the named Tenant, upon the condition that the tenant holds insurance that the Landlord or his Letting Agent considers adequate to protect up to £2500.00 against accidental damage caused by the Tenant, to the contents, furniture, fixtures and fittings at the property as described in the inventory. 8. To renew Tenancy Agreements there is one off fee of £75.00  per Tenancy. This covers the costs of the new contract, negotiation, amending and agreeing terms, and associated paperwork. 9. If the tenant needs to vacate before the end of the fixed term (subject to the agreement of the landlord) a fee of £150.00 will be charged to cover re-marketing & administration costs. The tenants will still remain liable for all costs including rent, utilities, council tax, television license, telephone, broadband until the day they vacate. 10. On the day the tenant(s) vacate the property one of our representatives will meet the tenant(s) at the property to check the condition of the property against the original inventory. We will also record  meter readings and collect keys. There will be a standard check out charge made of £125.00 for this service. 11. Future landlord /agent reference fee £15.00 per reference request.
